| The Building from the Street; Studio to the Right |
Description.
This house, built in 2001, is situated in the heart of the village, barely ten minutes' walk from the Milina waterfront.
With its vine-shaded yard, at the back of which there is an old, stone built barn, it combines the practical aspects of a
modern house with the charm of a traditional Greek village residence.
The building consists of the main residence and an adjoining, fully equipped Studio, which is accessed via a small covered
patio.
The Studio has been converted from the original stone built house, and now consists of a spacious, open plan living area for
two,
with a small shower room/WC.
The new house has been constructed along the side of the original building, and consists of a large living room opening through
French windows onto a patio facing the street. The kitchen leads from the left rear of the living room, while to the right
rear
there is a hallway from which lead off the two bedrooms, and the bathroom/WC.
There is an access opening between the Studio and the main House, but this is currently bricked up,
with a shallow storage cupboard on either side of the wall.

- 1. The Studio
From the small covered patio the front door of the Studio opens into the Living Area, 6.20 x 3.85,
into the right hand corner of which has been built the Shower-room/WC, 1.80 x 1.30.
The shower room is tiled, and contains a hand wash basin and shower unit, both with hot and cold water,
and a low level toilet suite.
The Living Area contains a large wooden bar, behind which is the well equipped kitchen area with work surface,
stainless steel sink with double drainers, mixer tap and storage cupboards above and below.
As already mentioned, there is access from the Studio through to the main House, currently closed off but easily re-openable.
- 2. The Main House
From the street a wrought iron gate leads into a small front yard, and from this the front door opens,
up a flight of 3 marble steps, into the Living Room, 6.80 x 5.65. From the Living Room,
French windows open onto a Patio, 2.90 x 3.10. The Kitchen, 2.40 x 2.75 opens from the left rear of the
Living Room, while to the right rear there is a Hallway, 2.50 x 1.60 from which opens Bedroom 1, 3.30 x 5.00,
fitted with built-in cupboards, and Bedroom 2, 3.30 x 4.40. The tiled Bathroom/WC, 3.20 x 1.80,
also opens from the rear Hallway. The Bathroom is equipped with bathtub and shower unit, hand wash basin,
bidet and low level lavatory.
Both the main House and the Studio are centrally heated by a diesel fired boiler at the rear of the building.
In addition, the Studio is fitted with a split-unit air conditioner.
As can be seen from the pictures, steel reinforcements protrude from the flat roof.
The foundations and ground floor have been engineered to support a first and second floor,
if required, offering great potential for the enlargement of the building.
OUTSIDE:
To the left of the House is a concreted Yard, 14.70 x 7.50,
shaded with a vine and mature citrus trees, and providing parking space for a car, a boat, or both.
Access to the street is via a sliding, wrought iron gate. At the back of the Yard is a stone built Barn, 7.20 x 4.90,
dating from 1923. However, this is in very good condition, and could easily be converted into living accommodation.
