This traditional house dates from around 1900, and is set on the southern side of the village of Trikeri looking out over the
straits to the island of Evia. The property consists of three separate but adjacent plots totalling some 677 sq metres.
The first plot of 179 sq metres contains the main house, exterior kitchen and shower-room/WC, set around 2 sides of a paved
yard. A separate storage room is situated behind the house. Above the house is a plot of 272 sq metres, with magnificent views
across the water to the islands. Finally, to the right of the house, and across the footpath leading to the houses above,
is the garden area, of 227 sq metres.

ACCOMMODATION: On two levels (all dimensions approximate, and in metres)
- 1. GROUND FLOOR.
From the paved yard the front door opens into the large, open plan Ground Floor, 7.00 x 3.30.
At one end there is a fireplace, and at the other a wooden stairway. This room is finished with ceramic tiles throughout and
has a wooden ceiling.

- 2. UPPER FLOOR.
The stairway opens into a Sitting Room 3.45 x 2.90 which contains a traditional, decorative fireplace.
(Not currently working as it needs an external chimney).
This room has windows to the south and east, with superb views from the south window.
Leading in from this room are doors opening into a small Hallway, 2.90 x 1.25.
In the front wall of the house a door opens onto a potential balcony, though this has not been constructed.
A built-in cupboard is currently located in front of this door.
At the back of the hall a door opens into the rear yard, giving access to the storeroom.
From the hall doors open into a Bedroom, 3.45 x 2.90. This room also has superb views to the south.
OUTSIDE:
Across the terrace and at right angles to the main house, is the Kitchen, 3.90 x 2.70
containing sink and stove and with cupboards above and below the work surface.
Between the kitchen and main house is the Shower room/WC, 2.00 x 1.70,
fitted with low level WC suite, hand wash basin and shower basin. This room is also plumbed for a washing machine.
The Terrace, 6.20 x 8.00, is paved in Pelion slate and is largely covered by a vine trellis.
The terrace is therefore cool in the summer but does not have a view, which is obstructed by the rear wall of the house in
front.
Behind and above the house is the Storeroom, 3.90 x 3.15, which contains the water storage tank and pressure pump.
THE PLOTS:
Immediately behind the house and running steeply uphill is the larger of the two plots, approximately 26.00 x 10.00. This plot can easily be developed, as it is well within the village boundary, and has superb, panoramic views.
The second, 'garden' plot, some 16.00 x 13.00, is to the right of the main house, across the path leading to the houses above. This plot has some fruit trees, and a working,
traditional bread oven.
