Description.

This property is set in a steeply sloping, south facing plot on the edge of the village of Xinovrisi, some 6 kms from Arghalasti,
and just 4 kms from the superb Aegean beach of Potistica.
From the main entrance stone pathways, or a set of stone steps, lead down to the inner paved terrace, much of which is shaded
by an evergreen trellis, and is thus completely protected from outside view. The main house, and various outbuildings, are
situated on this level.
Built some 80 years ago of local stone and in traditional Pelion style, the external walls, 70 to 80 cms thick, are fully
rendered with a cement mortar, while the tiled roof was completely renovated some years ago. All external doors and windows
have been replaced, and all the windows are double-glazed. In addition, both external and internal shutters have been fitted,
and also insect screens on all windows and external doors. Finally, all four walls have been insulated internally.

ACCOMMODATION: The Main House (all dimensions approximate, and in metres)
- 1. GROUND FLOOR.
From the terrace, the ground floor is entered via a triple-glazed and centrally heated Porch, 5.00 x 1.80.
The porch leads into the Dining Room, 3.50 x 3.60, tiled with terracotta and fitted with dining table and chairs.
Next to the dining room is the tiled Kitchen, 3.60 x 2.50, with sink, small refrigerator and gas rings.
The Shower-Room/WC, 2.60 x 1.50 leads off the kitchen, and is tiled throughout.
Beyond the kitchen a short flight of wooden stairs leads to the:
- 2. FIRST FLOOR.
The staircase opens onto the Sitting Room, 3.70 x 2.60, with fitted carpet, and open fireplace.
This room also has an air conditioning unit, which in summer cools the entire house, and which can
also be used as an emergency heater.
From the rear of the sitting room a door leads through to Bedroom 1, 3.60 x 2.10, also with a fitted carpet.
From the front of the sitting room one enters the Upper Hallway, 3.70 x 1.80.
The main external door opens into the hallway from a flight of stone steps, leading up from the main terrace.
The hallway is also fitted with a small sink, with hot and cold water. Bedroom 2, 3.00 x 2.70,
opens from the hallway and has a polished wooden floor.
The house is centrally heated using LNG, and all rooms are fitted with one or more radiators.
In the event of a power failure during the winter, there is provision for a generator to power the central heating pumps.
In all rooms there are built-in cupboards and drawers, so there is ample storage space.
In addition, all rooms have a telephone socket, and 220v a/c, and 12v d/c outlets.
Each room also has at least one 12v d/c light fitting.
- 3. Additional Accommodation on the Main Terrace Level.
In addition to the main house, on the terrace level there is a Guest Room, 3.10 x 2.40,
and an outside Shower-Room/WC, 2.30 x 1.50, tiled and fitted with hand-wash basin, shower and WC.
Hot water is provided by a dual-powered wood-burning/electric heater.
There is also a functioning, traditional wood-fired bread oven, and a small tool store.
- 4. Garage, & Other Outbuildings.
At the top of the plot a sliding iron gate opens from the road onto the garage forecourt. The Garage, 6.30 x 3.40,
is fitted with a power-operated rising door. Under the garage is a Storage Room, 3.60 x 1.80,
and this contains a 1,000 litre water storage tank. There is also an Outhouse fitted with a
further 2 x 1,000 ltr water tanks,
and a large satellite TV receiving dish, fitted with two LNBs. Under the terrace there
is a further Store Room, 4.00 x 3.90.
- 5. The Garden.
The upper, steeper part of the plot is densely planted with trees and flowering shrubs, while the lower part of the plot has
several flat areas of good soil where vegetables can be grown. These vegetable patches have been fitted with an automatic
irrigation system, rendering unnecessary the daily chore of watering.
The entire property is surrounded by a wall, ensuring privacy, and an intruder alarm has been installed, although this has
currently been disarmed.
