PROPERTY FOR SALE IN SOUTH PELION

As Pelion is becoming increasingly popular with buyers from the UK, as more and more of our clients who visit Pelion with
us on holiday ask about the possibility of buying here, and as more and more owners, both local and expatriate, are approaching
us with details of houses and land they would like to sell, we have decided to offer a property sales service to complement
our holiday business.
Property purchase in much of Greece, and certainly in Pelion, is relatively straightforward, especially since the various
restrictions that were once in place preventing foreigners from buying in particular areas have been lifted.
If you are considering property purchase, you should bear in mind the following expenses, over and above the cost of the property,
and the need for professional representation:
AGENTS' FEES:
Legally set at 4% of the purchase price, shared equally between the buyer and seller.
LEGAL FEES:
Currently some 4% of the tax office valuation.
TAXES:
Currently 9% of the purchase price, but if the tax authorities have given the property an 'objective valuation', tax is charged
on this value rather then on the actual amount paid.
LEGAL REPRESENTATION:
We will be happy to recommend an English-speaking lawyer in Volos, who in the past has proved to be efficient in carrying
out the necessary searches, and in keeping the paperwork moving.
TAX REGISTRATION:
As the owner of a property in Greece you will need to register with the local tax office; again, we can help you with this.
REPAIRS AND RENOVATION:
Finally, it is highly likely that your property will need some repair or renovation, or possibly even major alterations;
if so, we can organise this for you. Having built a house of our own in Milina, and having been involved for many years in
looking after other peoples' houses, we have a team of local specialists in all the building trades, and know the local suppliers
of all building materials and fittings.
